Yes, we are happy to modify and adjust the floor plan to suit your needs. There is no charge for the process of amending the floor plan.
Yes, we offer a custom floor plan service with an experienced draftsman who will listen to your ideas and design something that will work on your land, fit within your budget, and suit your families needs & lifestyle. There is no extra charge for custom designing your own floor plan.
There will be other costs associated with bank charges, solicitor fees and stamp duty. Also, whilst the physical work will be done and connections installed for you, there will be service changes for when you open your accounts for electricity, gas, internet etc. We will need you to open your electrical account while we are building as we will require power to build your home.
At this point you put down a $3,000 non-refundable part payment on the building contract. We then finalise the floor plan, building contract etc. The building contract and land contract will be sent out to your solicitor they are to be treated as separate contracts and are to be signed simultaneously.
This is the point where we concrete the transactions and generally 10% of the land contract and the balance to deposit on the building contract are put down.
The land is now paid out in full and you become the owner of the land.
Once the land is owned by you, the builder will begin construction. The contract will have around 8 milestone/progress payments in place. Once the construction is complete and the final payment made, we can then settle the contract. The transaction is complete.
Yes, all of your packages are offered as split contracts which means stamp duty is only payable on the land component of the price. Some circumstances may alter this, please be sure to discuss with your Home Consultant.
Yes, you are welcome to move the location of the points and add additional points to the electrical plan.
Items that are not included in our packages are: – Landscaping (front & back) – Window coverings (curtains & blinds) – Fences – Retaining walls Please refer to standard inclusions per design for further details.
