A house and land package is quite comprehensive, but doesn’t include absolutely everything. The main costs outside of the package will be for bank charges, solicitor fees and stamp duty. You can also expect to pay a service charge when you open your accounts for electricity, gas, internet and other utilities. You will need to open your electricity account while we build your new home as we will need power to build!
The payment schedule for your house and land package couldn’t be simpler. We’ve outlined the main steps below.
- Initial acceptance of offer and part payment on the building contract
During the initial engagement of our House and Land packages, a non-refundable payment of $3,000 is required as part of the building contract. Other details, such as the floor plan, will be confirmed in due course.
The building contract and land contract will then be sent out to your solicitor for signatures. They should be treated as separate contracts but are to be signed simultaneously.
- Building contract is signed (14 – 21 days after Step 1)
This is the point in the house and land package process where we finalise the transactions. As a general rule, you will be required to pay 10% of the land contract and the deposit balance on the building contract.
- Land contract settlement
The land is now paid out in full and you become the owner of the land. This means your plans to build your custom home with your house and land package can commence.
- Construction
Once you own the land, we can start construction. The house and land package contract will have around eight milestone/progress payments in place. Once the construction is complete and the final payment made, we can then settle the contract.
Yes. All of our House and Land packages are offered as split contracts, which means you only pay stamp duty on your land, not the building contract. It’s always worth discussing this with your Home Consultant, just in case circumstances change.
We have a comprehensive list of standard inclusions for each home design in our House and Land packages. However, there are a few items that aren’t included as standard. These are:
– Landscaping (front & back of the property)
– Window coverings (curtains & blinds)
– Fences
– Retaining walls
